Property Valuation Services

Valuation is an opinion on value derived from an appraiser’s analysis. Professional property valuation involves determining the economic worth of an asset. The purpose of valuation is to define the value of property ownership rights and the economic benefits obtainable from the exercise of those rights.

Typically, three primary methods are used to determine value:

  • Market Approach: This method involves comparing the subject property to similar properties that have recently been sold. Market Approach is considered the most reliable indicator, particularly for residential properties.
  • Cost Approach: In this method, value is calculated by subtracting depreciation from the cost of replacing or reproducing the improvements, and then adding the value of the land.
  • Income Approach: The Income Approach is most relevant when valuing income-generating properties, as it considers the investor’s expectations regarding the income derived from the property.
